Matt Lenzie founded Pub Property Finance after more than 25 years arranging property and trading-business finance across the UK. Over that time he has structured and placed more than £500 million of funding, from single pub and free house purchases and refinances to ground-up developments, conversions and change-of-use schemes.
Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how the leisure and trading-business desks underwrite a pub: how they read the trading accounts, the wet and dry split and the tenure, how they treat barrelage, fair maintainable trade and the free-of-tie position, and where they price the difference between bricks-and-mortar and a stabilised going concern. That is the difference between an introduction and a funded deal.
Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Operators, buyers and developers deal directly with the person arranging their finance.
What we do
We arrange finance for pubs across the UK. We read the property and the operator, take the case to the lenders most likely to back it, and place the facility that funds the acquisition, refinance, refurbishment or trading position you need. We work across acquisition finance, development and conversion finance, bridging, term loans, refinance, refurbishment and fit-out funding, capital release and the asset finance behind a brewpub or a cellar.
We are an arranger and introducer, not a lender. We are paid to find the operator or buyer the right facility, so our incentive sits with the borrower rather than any one funder.
Why operator and trading knowledge matters
Pub lending is not underwritten like a standard commercial mortgage. The specialist desks read the operator track record, the wet and dry split, barrelage and the free-of-tie or tied position, and they value the pub as a going concern on fair maintainable trade rather than on bricks and mortar alone. Knowing which lender backs which operator and pub type, at what leverage and on what terms, is the difference between a deal that funds and one that stalls.
