Funding built around the pub and the operator

Pub finance is trading-led. Lenders underwrite the operator as closely as the building: the track record, the wet and dry split, barrelage, the free-of-tie or tied position, and the going-concern valuation on fair maintainable trade, not bricks alone. The right facility is rarely the cheapest headline rate. It is the one that completes the purchase or funds the works, carries the pub through until the trade settles, and refinances cleanly onto term debt.
